Accounts, tax and compliance for UK and US businesses

Rental accounts for UK landlords

Rental income and expenses recorded through the year, so your tax return reports the right profit and every allowable cost is claimed.

What's included

Income by property

Rent received matched to each property and tenancy, so gaps and arrears are easy to see.

Expense categorisation

Repairs, letting agent fees, insurance, service charges and other costs sorted into the categories the tax return uses.

Repairs versus improvements

The difference matters for tax. We flag items that look like capital improvements rather than allowable repairs.

Finance costs

Mortgage interest treated correctly for the type of property and the way you own it.

Joint ownership

Income and costs split between owners as ownership requires, with figures ready for each person's return.

Figures for your return

A property income summary ready for Self Assessment, or we file the return for you.

Who this is for

Individual landlords

One property or several, held in your own name.

Joint owners

Couples and family members who share rental income.

Landlords with other income

Employment, self-employment or dividends alongside rent.

Common questions

Straight answers to what clients usually ask about this service.

Can I claim for repairs and improvements?

Repairs that keep a property in its current condition are generally deductible against rental income. Improvements that add to the property are usually capital costs and are treated differently. We review each larger item and tell you how it falls.

What if my properties are held in a limited company?

Then the company files its own accounts and Corporation Tax return instead of you reporting that income on Self Assessment. We cover both routes, so tell us how the property is held and we will set it up the right way.

How often should rental records be updated?

Monthly or quarterly works for most landlords. Regular updates mean the year-end return is a matter of checking figures, not rebuilding them.
